How it works

Gas safety checks are due every 12 months.
Electrical installations (EICR) need inspecting at least every 5 years, or sooner if the last report says so.
EPCs are valid for 10 years.
Northern Ireland has no early-booking rule for gas checks yet. The rest of the UK lets you book up to 2 months early and keep your renewal date.

The rules, and where they come from

England

Gas Safety Certificate. A Gas Safe registered engineer must check each gas appliance and flue you provide at least every 12 months. A check done in the 2 months before the due date keeps your original renewal date. HSE: landlords’ gas safety record
Electrical Safety (EICR). The electrical installation must be inspected and tested by a qualified person at least every 5 years, or sooner if the last report says so. GOV.UK: electrical safety standards guidance
Energy Performance Certificate (EPC). An EPC is valid for 10 years. You need a valid one whenever you let the property to a new tenant. GOV.UK: energy performance certificates

Wales

Scotland

Northern Ireland

Gas Safety Certificate. Each gas appliance and flue you provide must be checked at least every 12 months. Northern Ireland has no 2-month early-renewal rule yet (a change is going through the Assembly), so the next check is due 12 months from the date of this one. nidirect: health and safety in rented accommodation
